Can a sunken driveway be lifted?
A driveway with one or more settled panels may be a candidate for lifting when the concrete is still in usable condition. An evaluation should distinguish a slab that has dropped from a surface that is badly deteriorated. The amount of movement, existing cracks and support beneath the panel all affect the repair options.
Uneven driveway at the garage or sidewalk
Tell the evaluator where the height difference occurs: at the garage entrance, between driveway panels, beside the sidewalk or near the street. Garage door clearance and adjoining concrete limit how far a panel can move. A useful quote identifies which panels will be treated and the transition the contractor expects to achieve.
If the problem continues into the walking path, review our sidewalk leveling information so you can describe both areas in one request.
Foam driveway leveling and other repair options
Polyurethane foam lifting uses material injected beneath the slab to fill voids and raise settled concrete. Other projects may use a cement-based slurry, commonly called mudjacking. Ask which method is proposed and why it suits your driveway. Our foam lifting and mudjacking comparison explains the basic distinction.
Lifting changes the elevation of existing concrete; it does not give the driveway a new surface. Ask separately about crack sealing, joint repairs and the appearance of patched injection holes. Severely broken or deteriorated panels may need replacement.
What if water collects on the driveway?
Point out where water collects and where nearby downspouts discharge. Correcting a settled panel may help a low spot, but the repair plan should also consider surrounding grades and drainage. Ask whether the proposed elevation directs water appropriately, and whether separate drainage work is needed.
What affects driveway leveling cost in Houston?
Request a written estimate based on the actual driveway. Ask how the number of affected panels, amount of lift, material needed and access influence the price. Compare the same scope across estimates, including any joint sealing, cleanup and warranty terms. Our concrete leveling cost guide covers questions to ask before approving work.
Questions to ask before choosing a repair
- Which panels can be lifted, and which should be replaced?
- What transition is achievable at the garage and sidewalk?
- Are crack repairs and joint sealing included?
- When can vehicles use the driveway again?
- What does the written warranty cover, and what does it exclude?
Driveway leveling questions
Can just one driveway panel be repaired?
Ask for an evaluation of the affected panel and its adjoining joints. A repair may be limited to a section, but the contractor should explain whether nearby panels also need attention.
Will leveling make cracks disappear?
No. Raising a panel is different from repairing its cracks or surface. Ask what visible damage will remain and whether any additional repair is recommended.
How soon can I park on the driveway?
Get the return-to-use time from the contractor for the specific material and repair. Do not assume that every lifting method or replacement project has the same waiting period.
